FHA mortgage loans are alternatives to conventional financing for your home purchase. The FHA (Federal Housing Administration) helps to make low cost home loans available to thousands of new and current homeowners each year. FHA mortgage loans require minimal down payments and the interest rate is typically slightly lower than prevailing conventional rates.

The FHA currently insures more than 800,000 mortgage loans. This agency has helped originate more than 33 million since it was created in 1934 as part of the New Deal. The FHA does not fund the mortgage loans itself. It does insure the lender that it will not incur any loss if the borrower defaults. In this way, lenders are encouraged to make loans to low and middle income borrowers to whom they would not otherwise extend credit.

Buyers of single family homes can put as little as 3% down when obtaining an FHA mortgage loan. Good credit history is not necessary, although is definitely a "+." Income to loan payment, and to total monthly payment, ratio requirements are slightly less stringent than for conventional mortgage loans. The FHA sometimes will also help finance the closing costs. Ask your lender about this. Requirements for this kind of assistance vary widely from locale to locale.

This sounds pretty good, doesn't it? Well, "not so fast..." The FHA requires extensive property inspections that cost the seller lots of time and money. Largely because of this, most sellers will not accept an offer if the buyer intends to obtain FHA-insured financing. The acronym "FHA" unfortunately has acquired bad connotations for many real estate professionals and their clients.

Also, the FHA severely limits how much the lender can charge in fees. The bank cannot lose money because of the FHA insurance. However, it cannot profit as much as when it commits its money to other mortgage loans. Lenders have to be FHA-approved in order to make FHA mortgage loans. Few lenders choose to become FHA-approved.

However, there is a big exception to this circumstance. The FHA serves locales (and, of course, the people who wish to obtain financing for homes in these areas) that would not otherwise be attractive to lenders. Most very large, big city lenders are FHA-approved, and a significant portion of the home loans that they originate are FHA mortgage loans.

If you intend to move into your own home in the country or in an "upper middle class" suburb, the FHA probably won't be of use to you. But perhaps you want to live right in a major metropolitan area with all its amenities close by. If so, and if a large down payment is a problem, an FHA mortgage loan could be a great way for you to finance the purchase of your home.

But risk is the operative word and there are no guarantees in either class. The key to success is not simply sticking your money into a high risk investment and hope for the best. High yields investments require that you take into account several factors and research is key.

If you take the time to do your homework, you can reduce the risk in high risk investments and maximize yields.

In reality, most high risk investments will potentially fail to make you the money you expect and return disappointing yields. And this is usually not because of trading conditions but due to poor managers. The markets are a relatively flat playing area, so all asset managers start from the same position. Yet most fail while others excel. It is a fact that most mutual, future and hedge funds produce poor returns.

So what can you do to ensure that your investment constantly yield high returns? You are taking the risk with your money. How do you protect your investment and receive the rewards you would expect from your risk?

First of all check the consistency of performance of the investment. Any investment can have a period o high performance in a bull market. A short burst of high yields might be down to a specific market issue, a spike in one sector or generally strong trend. To take out the short term success factor look at the investment over a three to five year period. If yields are consistent and if they performed well in market downturns then these are the sort of vehicles worth your time. They will show that steady management has kept these investments returning good yields over a long period.

A second area to look at is fees. Make sure when you are reviewing yields that you look at fees and how they may impact returns. Fees can quickly add up and they can serious reduce your returns. And remember its you taking the risk.

Managers who get paid a portion of the trading fees could be in a conflict of interest between generating revenue for the fund or institution and whats best for you. Mangers in this situation are more likely to trade in order to create more commissions for themselves and that might not be best for the investment.

Thirdly look at the performance of the manager. Look at his or her performance with all funds they have managed. Some asset managers will show off their best performing account but it is incumbent upon you to look at all their investments. And again look over a longer period of time. If the fund manager has been successful with a number of investment vehicles over three to five years through a number of market conditions then they are worthy of your confidence.

The best managers will use long term disciplined techniques that liquidate losers quickly and ride profitable trends. If you are risking your money in high yielding investments that are designed to produce higher returns then the method of trading is crucial. You have to have confidence in the manger that that will stick with their system or manage their way out of losing periods.

Drawdowns are important to look at too. Drawdowns are the peak-to-trough decline during a specific period of an investment or fund. It is usually quoted as the percentage between the peak and the trough. A drawdown is from the time a retrenchment begins to when a new high is reached (because you won't know the depth of the trough until the new high is reached). It is important to look at your investment in terms of drawdown as well as profit and look at the performance in terms of the severity and length of any drawdown. For example, if an asset manager produces gains of 60 percent with a 50 percent drawdown and another does 40 percent with a 15 percent drawdown, the latter is probably the better from a risk over reward point of view.

Another thing to consider is the length of a drawdown from peak to valley. If you jumped in at a particularly low period for the investment, how long would it take for you to reach a new high in equity?

As with so many investments research is key. But the higher risk of high yield investments means you have more things to consider and must research more and deeper into the investment and the manger. If you follow the above you can go some way to minimizing your risks and maximizing your profits.

How you structure this is really dependent on the type of product or service you are offering but really you have 3 options. Pay Per Sale, Pay per Lead or Pay Per Click. There are other options but to be honest these are the main ones.

When deciding on what commissions to pay, be realistic. If you don't really know how much you can afford to pay out then air on the side of caution. You want to pay out what you can afford to. Creative

Approach these "interruptions" with a great attitude and see what a difference it makes.

B = Better. Works at Home Moms have to be on top of their game. To run a business as well as manage a household takes determination and scheduling. You may not feel like you have a schedule, but take a look at your day/week and see how you are spending your time. Next, think about what you can do better, what you can delegate and what would be better off removed from your schedule to allow you to spend your time in a better manner.

C = Confidence. You wouldn't be a work at home mom without it. Take time to celebrate each success no matter how minute it may seem. Each success will help grow your confidence and turn you into a savvier businesswoman.

Learning Skills - Eight Great Ones

Learning effectively and efficiently requires some basic learning skills. In other words, we need to learn how to learn. Here are some ways to develop those skills.

1. Identify what is essential. This is one of the most important learning skills to develop. If you are learning to drive a car, getting used to the steering wheel, gas pedal and brake pedal are essential, right? All the rest can come later.

Knowing the essentials helps you make sense of all the rest. If you are studying economics, for example, you need to understand supply and demand. Then it is easier to understand how good weather can depress commodity prices, or how government spending can drive prices up.

How do you identify what is most essential? A simple way is to ask, "What is important here?" We often forget to do this. Ask yourself this question, but ask others too, if they are teaching you. In textbooks, the key points are often listed after a chapter. Read these first, and again after reading the chapter.

2. Relate new material to what you already know. Suppose you are a doctor, for example, and you are reading an article about car maintenance. Finding parallels between the two, like the concept of dirty oil and a blood toxins, will help you remember what you learn. Do this enough and you'll train yourself to automatically look for connections between things. You'll think more creatively, and improve your memory, because having more connections makes it easier to recall things.

3. Compare and contrast. Think to yourself "That's like this," or "How is that different from this?" This process categorizes and arranges facts and ideas in your mind, making them easier to access later. It is like using a mental filing cabinet instead of just piling things up on a mental desk.

4. Expose your mind to new material before you feel "ready," or have time to study. This first part of learning is where you look at new ideas and say, "huh?" Do it quickly, reviewing everything for a few minutes, and your unconscious mind will start "incubating" the new concepts, and finding some way to organize them.

5. Get curiosity and anticipation working for you. How do you create this state of mind? Try to leave each learning session with a question or two clearly in your mind. It will help create a sense of anticipation and curiosity that will help you the next time you approach the material.

6. Study as a teacher. This can totally change your perspective and make your learning more efficient. Keep the idea in mind that you will be teaching what you're learning. Imagine how you will teach it, even hearing the words you'll use. This is one of the more powerful learning skills.

7. Take breaks. Research shows that we remember best what we study first and last in a given session. Taking breaks creates more "sessions," and so increases the number of firsts and lasts. Fifteen or twenty minute sessions followed by two or three minute breaks works well for some, but experiment.

8. Imagine the uses for what you are learning. Of all the information you will be exposed to, so little of it is the "important stuff." However, by imagining how you'll use the new information, or at least how it could be used, you will tend to automatically focus on the things you really need to know.

9. Carry a list of the above tips and refer to it until these learning skills have become an automatic part of your study routines.
